Location and Acreage:  The 3,687± acre Grimwood Farm is a well-watered cattle and farming operation in the fertile San Luis Valley of southern Colorado. The property consists of five proximate but non-contiguous parcels immediately south of the towns of Blanca and Fort Garland, Colorado, in Costilla County. US Highway 160 and County Road 17 provide good access to all parts of the farm. The farm is approximately 26 miles east of Alamosa, Colorado, population 8,600, and sits on the eastern edge of the historic 8,000 square mile San Luis Valley. The ranch can also be broken up into three separate parcels:  1) Blanca Cattle Ranch, 1,840± acre ranch for $1,150,000; 2) Newton Creek Ranch, 712± acre ranch for $800,000; 3) Grimwood Home Place, 1,135± acre ranch for $1,1750,000.

Property:  Warm days and cool nights at the 7,900 foot elevation, along with fertile sandy soils and plenty of irrigation water, provide outstanding growing and grazing conditions. Potatoes, oats, wheat and alfalfa are grown on 809± acres under six center pivots. Adjudicated wells supplying the sprinklers are capable of producing 9,000 gallons per minute. The farm also owns substantial adjudicated surface water rights. Additional 387± acres are flood irrigated and 514± acres are sub-irrigated. The farm sits on top of a vast closed aquifer that is continuously replenished by snow melt. A complete description of water rights, irrigation equipment and storage facilities is available to seriously interested parties. 2,064± acres of dry land pasture is owner rated at supporting 150 cow/calf pairs year round, or summering 300 pairs. Significant portions of the farm are currently leased to neighboring farmers and ranchers, and 413± acres are under the Annual Farm Bill Subsidy Program. Revenue figures from these sources are available to qualified parties.

Improvements:  Extensive improvements include nine grain bins with a 19,400 bushel capacity, a K-Span potato storage facility that holds 50,000 cwt, and various sheds and outbuildings. The farm is fenced and cross-fenced into numerous pastures, all with good stock water from surface creeks or wells. There is a full set of ranch improvements with pens, corrals, storage sheds and calving sheds. In addition to the four bedroom, 2-1/2 bath brick owners’ home, there are three rental or hired hands’ homes.

Recreation:  The legendary San Luis Valley boasts magnificent views of 13,000 and 14,000-foot snow capped mountain peaks which completely encircle this, the world’s largest alpine valley. The Great Sand Dunes National Monument is visible from the farm. Skiing at Taos and Red River, New Mexico, is just over an hour’s drive away. Numerous springs and wetlands encourage migrating ducks and geese during hunting season. There is big game hunting on the farm and in the surrounding mountains. Fishing in nearby lakes as well as the gold medal trout water of the Rio Grande river provide great sport. The nearby historic town of San Luis is the oldest settled community in Colorado and the county seat for Costilla County. Golfing in a beautiful alpine and river front environment is available less than an hour away at South Fork, Colorado.
