Location and Acreage
This 2500± acre ranch is located in Southern Colorado a short
distance from the town of Colorado City. With its wide vista of views of
the Southern Colorado mountain ranges and the open plains that seems to
stretch all the way to Kansas; this ranch is not only beautiful it is

The 2500± acre property consists of large grassy pastures that are
fenced and cross-fenced for easy rotation of your herds or for
containment when necessary. From the grassy pastures to the tree-lined
ravines this ranch has it all. Water from the well is stored in a 20,000
gallon tank and feeds ten watering tanks servicing eleven individual
pastures, which are fenced and gated. Good combinations of summer
grasses grow on the ranch. It is operated currently as an 80± AU
combination of registered and commercial cattle. Gains have been good,
but vary from year to year depending on moisture and feed.

Recreation

- Golfing: Grandote Peaks Golf Club is in LaVeta.
This course is always a top ten rated course in the state of
Colorado. There are also courses in Walsenburg, Trinidad, Alamosa,
and Colorado City. There are also three courses in Pueblo and
Pueblo West - all within one hour of the property.
- Skiing: Wolf Creek, Crested Butte, Taos, Ski
Rio, and Monarch ski areas are all within three hours of the
property. Summit County is approximately 200 miles.
- Camping: There is a large variety of
opportunities ranging from full-service parks for RVs to many
primitive areas to get away and spend some time in a tent, or just
out under the stars. Pueblo Reservoir is less than one hour away and
offers waterskiing, fishing, camping, a full service marina and an
outdoor activity park with waterslides and pool.
- Fishing: There are many lakes, rivers,
streams and ponds to satisfy any angler’s needs. Pueblo Reservoir,
Lake San Isabel, John Martin Reservoir and Lathrop State Park are
all within a few hours’ drive of the property.
- Hunting: The San Isabel National Forest is
just west and encompasses hundreds of thousands of acres of forest
and high mountain terrain. This area provides some of the state’s
best big game hunting opportunities for deer, elk, antelope, black
bear and mountain lion. There are also many BLM properties nearby,
offering public access.
- Hiking: There are many hiking trails
throughout the area, especially in the national forest with miles of
trails and beautiful views.
- Sightseeing and shopping: Along the “Highway
of Legends” there are many small towns offering antique shopping,
sightseeing and dining enjoyment. Pueblo boasts the Arkansas
Riverwalk, antiques, malls, specialty shops and dining for all
tastes.
